As a landlord, I can't wait to compete with the federal government in the rental market. I'm
sure they will have no credit check, super low deposits and govment subsidized rent. Now the
whole country can start to look like the projects.

Because we pay taxes out our own pockets, not our renters pockets.

Not just my home, all homes. They are too expensive when compared with median income. Of course, there is a slight selfish interest in wanting ones' house to rise in price, as it makes a niftier number on Quicken's personal balance sheet; but it seem to me, there are structural things going on in the US market that have greater import.

Price of homes is one of the biggies.
There is no reason why a family of four shouldn't be able to live, in a home they own, with a stable, 30k/yr income. That's where we need to go with respect to house prices.

There's also the paying of property taxes which are based on the value of the house, which comes out of my pocket, and which I'd like to remain as small as possible.

If we've reached Peak Economy then home prices have a good long way to fall yet - mainly because we imagined we needed and could pay for, almost 1,000sf per person of living space. The houses we have are not designed for how we'll need to live.

In the future household size will reverse it's trend and begin increasing as jobs disappear and a smaller percentage of the population works. Kids will stay home, parents will move in with the kids. so lots of bathrooms will be nice but the "Great Room" and "Owners Suite" will need to be subdivided.

So why not rent 'em out and at least make the neighborhoods look occupied? A dollar says that they will be scooped up by investors to use as rentals anyway so might as well get a return on that half trillion.

Around here they routinely over-state the home value on appraisal so as to get more in taxes. :-x

Better yet, first, as a test, try it on one city, such as LA, Detroit or Oakland, just to see how things work out. And if it's a smashing (no pun intended) success, then turn it loose on the rest of the country. Oh, be sure to take plenty of pictures because the houses will never look the same again.

These will eventually be sold off to cash funds as blocks of rental "going concerns". Homeowners into tenants in a generation.

They just wanted to sing and dance and experiment with their sexuality. For a living they could just borrow $ 5,00,000 to buy a house and then sell it for $3,000,000 when it naturally appreciates. Simple.
I am 23 years old. The baby boomers are still here. The generation X is still here. The generation Y is still here. They all believe that my generation can come up with $3,000,000 for each one of those houses so that they can continue to live in the golden age of capitalism. And this time it's not just the retarded Americans. The youth of the whole world is dragged into this mess thanks to the neo-liberal and neo-conservative free-trade globalization hacks. I weep for the fate of my generation.

Get a grip.

You're 23, if where you are is not providing suitable shelter at a reasonable price, leave. Nothing horrible will happen. I promise. There are plenty of places in America that have houses selling for under $100k that are more than adequate for a family to have a happy, safe life around.

As to the retards that were betting on their home value to provide a luxurious retirement...

Anyone with a calculator and under 50yrs of age should have been able to tell that there will be no "saving" for retirement. We get to work till we drop. I'll try not to keel over in an inconvenient place, and will do my best to not poop on the furniture at the time. The best you can do is position yourself so that the labor required for your survival when you are 75 isn't too horribly painful.

If you wait around long enough on our present course, an average house will be worth $3 million when the dollar is worth 0.0000001% of it's current low value!

I'm a homeowner and would like values to fall to levels that are reasonable and supportable in a free market. The median house must be affordable to the average buyer.
