It's an awefull paradox. The State set up the conditions which allowed the 'purchase' of 'land' in order to collect taxes on it. If they couldn't have collected the tax they never would have allowed the purchase. Ownership is in this case an illusion. The State can resume the property for back taxes after some period of years. Most people just either don't think about it or hope it happens to so many at the same time that the State is forced to rescind the tax. Wishfull thinking perhaps?

well yes, if you don't need it you can rent it out. What I mean is if you plan to live off your land, subsistance farming, some income, animals, fire wood. You just make enough to scrape by, but you certainly don't make enough to pay tax. In my opinion this somewhat defeats this doomstead approach. You won't be able to make enough money to pay the tax on your doomstead :-D .

All presuming a market. The market fails so does the ability to pay. But not the States ability to collect.

If I loose the job my plan of going into low-power survival mode living of the land won't work because I can't pay the tax.

How are you guys who own land handle this ?



Some states like some utility companies allow you to pay a large amount up front like a bank account, than as the year passes they send you statement of yearly taxes paid and how much money you have left as a credit, check with your state tax dept if this can be done, and if so while you have a job and money pay in extra and build up a credit..

I'm hoping we can scrape up a couple thousand a year for taxes doing whatever we can to earn that amount of money. Anyway, that's as much of a plan as I have. Of course when I get too old to work and have no other income, the authorities can come and evict a sick old woman from her home and land. :(

Other than that, try to keep your property value low by not visibly improving it, and by taking advantage of any exemptions such as agriculture or wildlife management, or whatever you may have in your state.

In the south we have people who have large tracts of land that plant tree's on them and actually get paid by the forestry deparment for it. The land also gets classified as agriculture so long as the tree's are growing. Others lease to hunting clubs during hunting season.

I don't have goats or a shack. I have sheep and a (small) house. :) Our taxes are currently about $1400 a year, but I expect they will continue to go up over time.

Texas, land of high property taxes. :cry:

I think you're talking about the CRP program. It doesn't have anything to do with any forestry dept, it's a USDA program. Call your local NRCS office. You can also lease it to hunters while in the program. Contracts go for 20 years, so if you're thinking slow decline, it might not be available when you need it.

dsula, you indicate a "decent" amount of land. If it's more than you need for your survival needs, you should certainly be able to lease the rest for ag use. At any rate, in the case of an economic system put back to basic sources of real wealth, land will always be able to generate income.

Ludi, when I bought my house here in Burnet, my property tax was 600. This year, ten years later, it is 1700. The only improvement we have made (as far as the city knows) is to build a 9 by 33 foot greenhouse which the city says they consider living space. Its a money grab.

Let me offer a coupla suggestions for making a bit of cash

Plant a 1/4 acre of medicinal and culinary herbs and just see what grows. In the mean time, research processing, packaging and marketing requirements. It seems like a low tech, low risk way to make enough to pay your taxes. .

Get a tenant or two. Someone with a trailer on the other end of the land.

Cut some wood- process it into lumber or firewood.

Plant some soft fruit- raspberries etc- they are easy and can be sold at a farmers market

Build a greenhouse and grow bedding plants to sell at a farmers market.

Of course there are probably reams of silly and unnecessary laws and regulations that will run you afoul of untold numbers of gubbermint agencies.

Also, many states have "homestead" exemptions that prevent states from seizing property for nonpayment of taxes.

Just my 2 cents

If you 500 acres or more, you can make some steady money on timber. If it's got some mature trees, you can log selectively. A lot depends on what species you have.

Used to be you could make money hosting a cell phone tower, but that's probably saturated now.

Truck farming could be as simple as having a utility trailer of corn beside the road in August and September, pumpkins and bundles of firewood in October and November.

A homestead law is for when you are sued and that person or company can't take your home away from you, can only lean it till you sell than they get there $$, as for protection from taxes is wrong, you don't pay your taxes, they sell it on the court house steps, than in about 2 years that person owns your home, there is no protection from the Tax Man..

We've had property taxes since the days of Caesar.

There's just no way to get around them.

On the bright side, at least you aren't legally bound to your land (serfdom) or your master (slavery).

coupla more ideas-

beekeeping- products include-honey, wax, propolis, royal jelly, pollen, queens and nucs,
services-pollination (100/month/hive!)

saplings to sell to urbanites

fruit trees- can be grafted onto inexpensive root stock

vermiculture- raising and selling worms for bait or gardening or as chicken food

lease some land to a solar thermal electric company

raise and sell eggs
