I've heard from their realtor that they have started the process of having it fixed. I spoke with the septic place that will be doing the work. In BC all septic installs have to be designed and inspected by an engineer. He's the person you can sue if anything goes wrong. The installer in this case also does the design. I listened to his plan and agreed it was probably the best choice. He pointed out that if I have any demands on the finishing of the system ie. Turf vs seeded, repair sidewalks/driveway that I handle all of that in the contract for the sale.

So next week they will do perc tests and if that works out it should be done in 3-4 days. I'm not clear on if that timeline will include patching sidewalks and the driveway assuming they are damaged.

At this point we're treating it as a case of you must fix this so put in the system with input from me as to what it should have, and upgrade the electrical to a 200 amp service with a new panel since the old service is maxed and won't handle the additional load of the pumps for the pressurized system. There is no space to have a dedicated circuit for it. We have final say on everything being fixed to our satisfaction and then we'll take it. Everything has to be corrected before the end of the month.

I'd love to buy land and build a new home on it but land in the middle of the farming community is non existent. I'd have to move an hour or so away from my wife's job to buy this amount of land and it would cost 2/3 of what this place will cost me. Then there is the cost of adding septic, well and the house. Basically it can't be done for remotely the same price. and I'd be in the boonies way away from everything. My other option is move to this middle of suburbia and get 1/4 the land pay twice the property taxes and be on city water and sewer. I'll take my risks with an older house with a new septic on community water with a drilled well and a shallow well for back up.

The house I have has a septic tank, that I legally have to change by 2014. The choices are:
1) putting in a new system (I am not sure that I have enough land before the road to do this and it will be the most expensive option).
2) connecting to the village system (possible as I am near the centre of the village)
3) composting toilet (with a seperate collection tank for nitrogen rich liquid waste) and use the old system for grey water.

One advantage of the old system is there is a huge silver birch tree growing next to the tank and I bet it has broken in and is acting as a natural filter, as well as emptying the tank for me. We have not had to empty the tank since we bought the house 3 years ago!

I want no 3, but that would involve remodling the bathroom (as the composting toilet is larger than the existing 'water-wasting' one), which I have not yet permission from the Mrs to do (she is leaning towards no 2).
We should teach our children the 4-Rs: Reduce, Reuse, Recycle and Rejoice.

If it were me, assuming you are growing stuff on your property, whether you get the septic serviced or not, I would be damned sure to have a composting toilet in place by 2014. It's just not negotiable.

At this time composting toilets are still against code around here,so are gray water systems. So in order to have a house that can actually be lived in legally you need either a septic system or to be connected to the sewer system which is 50 feet away but noone has plans on extending it anytime soon.

The final decision was made today.

We had been willing to work with them as in they fix the system completely to code requirements and get the old issue cleaned up. All of it inspected by the appropriate authorities and then we'd take the place. Today they started asking what percentage of the new system we should pay for and they started trying to get the septic installer to go with the cheapest system he could. So my wife kindly asked our realtor to tell them some not so pleasant things and we walked.

So I'm now 34 days away from being homeless. Lots of cash and nowhere to go. Something will pop up I suppose.
