This would cause significant strain...If the people can't afford the loans, the lenders won't stay solvent either...those then lend badly will go bankrupt (New Century) and hopefully the better lenders will endure.
We stand here, as the light of other days surrounds us.

Those poor illegal immigrants aren't lawbreakers, they're the victims! Those poor idiots who took out obviously ridiculous mortgages aren't at fault, they're the victims! La Raza has got to be the most infuriating group out there. Is there any behaviour they can't defend (if done by hispanics, that is)?
One of these now am I too, a fugitive from the gods and a wanderer, at the mercy of raging Strife.

The mindset of many on PO.com is one of pure weakness. There can be no ands ifs or buts. if you fail... PAY! Eat me if your a weak loined oh the humanity puke. You are a weak weak weak individual if you support these power mad egoist organizations. let them all starve, rot and die the fuck off. Weirdos (who did not get the love and nurturing in the womb or as a child therefore hate themselves and their own people and their place in life) and slave drivers love these kind of ponzi scams and ponzi organizations.
La raza is but one of the new world racist organizations that are growing in the USA gynocracy. Eunics are the majority in America now. No stones. As men who do we have to look up to now? Who are our role models? There are none. I look up to myself and my strong friends and family. The "leaders" are nothing but women that look like boys or fat slobs. We allow la raza type racism to invade thias country we deserve all we get.

You know what I am going to go out on a limb after seeing all the innocents that are getting murdered by the illegals and the heespanics and say I HATE them. I hate their culture and I hate all the so called Americans who aid and abet this anti self responsibility mindset. We owe you nothing except a bullet in the head. I have pure hate for these aholes on PO.com and elsewhere that always have an excuse for this type of behavior. it truly is a deep seeded mentally deranged behavior. I have not put my finger on it yet. It is driven by power mad egoists that see an opportunity for power as well. It is ludicrous to defend sub humans that make others pay for their failures. Many humans are biomass and nothing else. They need to get thrown in the landfills of history. the end. No whining but but but.....fk em.

It's unfortunate that the groups that would fight the rampant racism and bigotry in this country debase their own legitimacy by attempting to take on every single cause that crosses their path, regardless of its relevance. It's embarassing. It's another among a myriad of examples of how a few idiots making ridiculous decisions can condemn an entire group or organization.

I'm not sure what greedy lenders and greedy consumers feeding off each other and then reaping the consequences of their avarice and shortsightedness has to do with civil rights.

Don't worry about holmes. He's just displaying his innate survival instincts that stretch back to the early pleistocene epoch and beyond. A time when his ancestors hunted woolly mammoths on the steppes of eurasia, and always had to be wary of neighboring tribes who were eager to takeover holmes' hunting ground and steal his women. That's all.

We've got ipods and wifi and lattes. When it comes to genetics and evolution though. We're the same exact cave people that roamed in small groups over the landscape for the overwhelming majority of our time as a species on this earth. We look around at our cities and freeways and think "this is reality." It couldn't be anymore fleeting or transient. A brief hallucinatory exhalation of fossil fueled mania. No longer than a single human breath in geologic time.

People don't like other people usurping their carrying capacity. It's written in our DNA. Although the fossil fueled coma many of us live in seems to have worn away at the edges of our more base instincts for survival. That will all come back with striking relief when food is no longer so abundant that it is completely taken for granted by most Americans.

Holmes knows this and he knows that when the music stops, their won't be enough chairs for everyone. The illegal alien invasion (and yes it's an invasion framed in all sorts of orwell doubletalk) is the beginning of the closing act for the once great US and A. The remaining carrying capacity (real wealth) is being quickly siphoned off so that living in the USA will take on all the characteristics of living in say Juarez Mexico, yet worse. We'll have all sorts of ethnic groups trying to kill each other off. It will make the Balkans look like the Bob Marley One Love Peace Concert.
But how the world turns. One day, cock of the walk. Next, a feather duster.

Except atleast the balkans exists above their local carrying capacity. Kunstler said it well (about the US Southwest) when he "predicted two groups fighting over control over a territory that will be unable to support either."

As for the loans, I understand the motivations of the subprime borrower and as the bubble got on it was the ONLY way the middle class who werent fortunated to be sitting on a pile of equity to get a house. It would have been the only way we could have done it so we didnt. But I generally read the contracts and look into the future. So I knew it was a raw deal and consquently I rent.

Still, neither party to this debacle should be bailed out. Let it turn into a snow balling disaster that will lower all home values, slow economic activity and un-employ people in the useless financial sector.

I am not surprised...
Here is a bit of info that will make you sick:
It's common that a brokerage(not all but some) do high risk mortgages to mexican Americans. Most of hispanic americans are marketed or sold mortgages with what's called alternative credit. Meaning they have no FICO scores but rather they have an accounts with a jewely or furniture stores, tote the note used car lots, and landlords. This is used in leiu of a fico score like you or me the underwiter request ratings to see if they pay their bills or not.
This has amazing potiential for fraud. Remember on Seinfeld when George convinced Jerry to answer the phone as Vanderloom industries to verify George worked there as a latex salesman? Same thing here. My dept will call someplace like "Gold n'Time" at the mall or Jerry's Used Autoplex and verify with "Steve" they have a account in good standing. Voila! your approved. Half the time both the buyer and the store owner do not speak english

It stated out as a good idea because utility company references are good indicators if someone is a deadbeat has evolved into a diferent kind of creature. If you you don't pay your gas or electric your are likely to not pay your mortgage and vice versa.
Just watch in the next few months as the media will paddle the asses of companies who did these loans. They won't say they won't call it a $250k mortgage loan to a illegal alien. No, the buzz word will be "Alternative credit" loans based on "Non-traditional credit"
Here is a pre-bust article from 2005. Notice LaRaza advocating these loans:

Anyone else notice a difference in banker/lender advertising

Postby Commanding_Heights » Fri 13 Apr 2007, 00:27:35

Maybe I'm just imagining this but...

Here in the U.S. there is a banker, lender or credit card commercial every 5 minutes. In the past it's always been offers for home loans or 0% interest credit cards or no down payment and 0% interest for a year.

I seem to have noticed a big reduction in these types of commercials and a huge increase in the refinance your debt commercials. Like I said maybe it's just my imagination. Maybe it's one of those things that since I've thought about it I notice it more.

But if it is true, is this just more evidence of a (coming soon) housing crash? If the big banks aren't advertising home loans (as much) when rates really aren't "that" bad and credit card companies aren't whoring a card to anyone (as much) who will call their 800 number, are they reorganizing the system with "finance your debt" loans to soften the landing or suck the last drops of blood out of the economy? Could it be something like?

1. Tech Bubble
2. Housing Bubble
3. Refinance your debt bubble

I'm really not a financial expert so this question may sound stupid to some of you who are smarter on the subject than I. If it does I apologize in advance :)

I concur, and here's a couple more things I've noticed:

1. Ditech commercials are no longer anywhere to be found. Personally, I find this to be a sign that there is a God.
These have mostly been replaced by the far-less annoying Lending Tree commercials.

2. Carleton Sheets and his ilk, as well as all the "Get Rich Now by House-flipping" racket-driving bastards, 'starring' in shows mostly produced before 2004, still find their home in the lucrative 2-5AM weekend slot on most local channels. I saw a couple of these last Saturday while busting out some CAD work. Ugh. Next to toothless folks spouting about how they made $300k profit on flipping a four-plex reminds me just how warped our version of capitalism really is.

As an aside, 3 of my 4 my credit cards have raised interest rates 5% in the last year, increasing from around 9-10% up to 15%, through no fault of my own. They won't be enticing too many more customers with those rates.

The advertisements on tv don’t come up as much but it’s still the same on AM radio!

The home loan/refi adds are ridiculous.

I notice that the biggest scam-type advertisements are on Fox News, MSNBC, and of course, Clear channel radio, which seems to own just about every AM talk radio station in the southeast.

All I can pick up is "conservative" talk, which in my mind is more like "Karl Rove talking points" talk radio. For some reason the Air AMerica station in Asheville doesn't come in any more.

Maybe someone's jamming?? LOL/ Note that AA also does ditech commercials.

Hmm.

Now, where is Rapheal when we need him?

I'm sure there's a philosophical spin on the whole credit (debt) is freedom thing, which I have seen too.

$15k/yr migrant farm worker qualified for $720,000 mortgage

Postby emersonbiggins » Fri 13 Apr 2007, 14:40:35

Quote of the year (from the article below):
$this->bbcode_second_pass_quote('', 'H')ow did a strawberry picker earning $15,000 a year qualify for a loan of $720,000? The answer, say the experts, lies in a lending industry that got too innovative for its own good.

Now that's what I call creative financing!
(emphasis mine below)
$this->bbcode_second_pass_quote('', 'M')inorities are the emerging face of the subprime crisis
By Carol Lloyd, Special to SF Gate
When Alberto and Rosa Ramirez began looking for a home, they never imagined that 18 months later they would personify a national real estate crisis. It's not that they bought a house with walls crawling with toxic mold or inherited an insane neighbor next door or, even, God forbid, that they didn't buy at all. They bought, and they love, their slice of the American Dream.
"It's all very nice and beautiful," Rosa tells me through a translator. "The neighborhood is very peaceful. The problem is not with the house at all. It's the price of the house."

Indeed, in a different era (when housing prices were lower), their story might have been one of those bootstrap tales about homeownership transforming immigrant lives. The husband and wife work as strawberry pickers in the fields around Watsonville, and each earns about $300 a week. They have three children. Not only did they dream the impossible dream, they managed to finance it. ...
"We wanted to live in Watsonville," says Rosa. "But [the real estate agent] said the houses there were older and more expensive." One of the first homes they were shown was a "new" four-bedroom, two-bath house in Hollister for $720,000. When the Ramirez's heard the price, they worried that they couldn't afford it.
But the couple says that their real estate agent and broker reassured them it was possible. "The monthly payment was supposed to be $4,800, but then after we bought it, it went up to $5,378," says Rosa, speaking of their zero-down mortgage with a one-month "teaser rate." "Our agent told us that once we refinanced, we could get the payments down to $3,000 or less." For a number of months Avila, who arranged for the loan with New Century Mortgage, paid the difference between what the buyers had said they could afford -- $3,000 -- and the actual loan payment. According to the buyers, this arrangement was supposed to carry them over until the group refinanced. ...

Your kidding me. If I made $15K a year and the Agent told me a price Like that I think I would shit myself. Hell, even with my current salary I would laugh hysterically in their face.

How could the broker and agent not think that this deal would end in anything other than fraud charges.
