Yes, indeed. The recent high prices for energy had no effect. Cornucopians rule!

Foreclosure sales made up 9.2 percent of all home sales in Colorado in the first half of 2006, above the national average of 3.1 percent but far below the rate seen in other states, according to a survey released Thursday by First American Real Estate Solutions.

A total of 3,157 Colorado properties were sold in foreclosure during the first six months of the year, compared with 31,129 market sales, according to the study. Colorado's rate was up from 7.6 percent of total sales in the same period a year earlier.

Pennsylvania had the highest "foreclosure prevalence," or the percentage of total sale properties that were sold by a foreclosing lender, also known as real estate-owned (REO) sales, according to the survey. Pennsylvania's rate was 34.1 percent in the first half of the year. Oregon's rate was 22.8 percent, Tennessee came in at 20.4 percent, South Carolina at 17.6 percent, Indiana at 15.4 percent, Kansas at 13.1 percent and Texas at 10.1 percent.

Foreclosure rates could be higher than the cited statistics. I say this because many states, maybe all, allow for "nonjudicial foreclosures" meaning a property can be foreclosed without going to court. I don't believe nonjudicial foreclosures are tracked, although I could be wrong.

Further, there are a lot of people losing jobs in other industries related to high fuel, i.e. American car manufacturing. Last, jobs related to the housing industry are starting to be lost, here's an local article about how the housing slowdown is affecting small businesses where I live.

Our office represents a couple of the larger developers here. They say this is only the tip of the iceberg. Our office is filing lots of construction liens for materialmen not getting paid, never a good sign.

FWIW there was apparently a leaked report about BANKS in Sydney telling real estate agents to not discuss any "foreclosures". So they didn't "frighten" the economy. There might be an online source for this but I heard it on the ABC.

They (foreclosures) have been rising in Australia for quite a while now.. and with the recent interest rate hike many more are expected. The average loan (250K apparently.. but all the new loans are close to 400-500K) repayments increased $120 (~$240 if we take the $500K) a month this year alone.
